  • Power of Attorney – A power of attorney (POA) is given to another person to do a task on your behalf. One needs to be particularly careful when examining POA for property transfer as the power of attorney must provide the person with the power to sell the property. In addition to this, it must also be validly executed before the appropriate authority. It must be ensured that it is stamped, registered and not revoked.
  • Building plans: If the property is undergoing construction, it is important to check whether the building plan of the property has been approved by the relevant authority or not. In case, the plans are not approved, the authorities can impose a hefty fine and even demolish the property in question.
  • Non-objection Certificate (NOC) – This is usually obtained for properties which are situated in a society. The certificate ensures that there are no outstanding liabilities on the property towards the society.
